Some of the appliances that are reviewed for condition, operability and maintenance:

For all appliances inspected, our home and building inspector can only inspect the installation according to the manufacturer’s specifications if the required paperwork is available.
Inspection of Oven Range(s) and Microwave(s)
All oven range(s) and microwave(s) will be operated to test the components of each unit. Oven thermometers are often used to test the accuracy of the oven’s internal thermometer. Self-cleaning ovens are not typically inspected due to the time of the function. Range top burners will be individually inspected and noted on condition, the control knobs, clocks and timers. Although microwave ovens are not easily tested, our home inspectors in Indiana are able to test the length of time it takes to boil a cup of water and mark that the unit is functional.
Dishwasher & Refrigeration Inspection Services in Indiana
All components of your dishwasher will be testing for condition, operability and maintenance. Our professional inspector will operate the unit to test functionality including efficiency and noise level. Damaged or missing racks and leaks along with unit installation for proper air gap, correct electrical components and cabinetry attachment are also inspected and reported on. For your refrigerator, this appliance is only inspected if you inform our inspectors that it will remain in the home. At that point, our inspector will test the unit for operability and condition. Components included in testing include, but are not limited to, door gaskets, motor sound and interior condition.
Our expert inspectors will not test the ice makers due to the length of time for this function, as well as the temperature accuracy. Also, our inspectors are not allowed to pull the refrigerator out of position, therefore if water damage, stains or damage to the floors and/or walls are present, we cannot report on them.
Inspection of Garbage Disposals, Trash Compactors & Instant Hot Water Devices
If your kitchen includes garbage disposals and/or trash compactors, our inspector will review all components associated with them for condition, maintenance and operability. Our inspectors will not be testing the effectiveness of these units, just operability.
Noteworthy safety issues for these appliances include:
- If small children are present, do not leave trash compactors unlocked. The unit must always be locked, and keys stored out of reach for children.
- You should never put your hand down the neck of your garbage disposal, without the power disconnected or turned off at the breaker.

Instant hot water devices can be checked for proper operation; however, installation requirements cannot be inspected unless manufacturer specifications are present. The presence of water filters will be noted, and these are not tested for operability or filtering. Center Grove Real Estate Inspections LLC recommends having a water filtration company test the appliance.
Range Hood, Exhaust Fan, Lighting & Other Electrical Components Inspected
The inspection of your range hoods, exhaust fans, lighting and other electrical components found in the kitchen are critical, especially the lighting ventilation and exhaust systems. Proper ventilation in your kitchen is key when discussing the safety of your home. The lighting ventilation and exhaust systems are inspected and reported on operating condition, noise level, adequacy and maintenance. We will also test GFCI outlets.
